Can you sell other companies' listings?

Yes, Realtors in Kanab work from a collective southern Utah Multiple Listing Service and cooperate with one another in showing and selling listed properties. ( search MLS ) When you want to see properties we show you everything listed with all companies.

If I see a sign from another company, can I call my Adobe agent?

Yes, we would definitely show you other companies listings and are encouraged to do so. Please contact our main office or any of our Kanab, Utah real estate agents at any time.

I think I'm qualified for a loan but I'm not exactly sure how what price range to look in.

It is important before you even start looking to know what price range you can qualify for. Start talking to various lenders, or contact us for referral to a local lending company.

Can we do an offer online?

Yes! We feel strongly you should see the property before purchasing, but if you live elsewhere, we can email or fax you the offer. You will need to review it, sign it and get it back to us to present to the other party.

Do we have to come to closing?

No, the title company can overnight closing documents for your signature and you can send them back. You can also wire your down payment directly to the title company or send a cashier's check.

When can I move into my house?

Possession is addressed in the contract. Most often, it is upon the actual recording of the property into your name.

What are my closing costs ?

As a buyer, your closing costs are minimal, usually approx. $200. Seller is usually responsible for title insurance & commission. Your closing costs associated with your loan are different from your closing costs charged by the title company. Check with your lender on loan related issues.

What is a limited agent?

The same agent representing the buyer and seller. This is typical in our area. If Adobe Real Estate Group - Coldwell Banker Realty has it listed they will be representing the seller as well as the buyer. It's impossible to avoid in the limited agency issue in Kane County because all agents often end up selling properties listed with their own company.

Do you offer any lease option properties?

No. Adobe Real Estate Group - Coldwell Banker Realty does manage between 20-25 rentals and our property management team will assist you in finding a rental. Lease options are rare and far between. Occasionally a seller will do owner financing or allow you to rent prior to closing, but generally it is rare to find a "lease option".
